Resale flats in Aerocity Mohali are the stock you can smell, hear and measure. A new launch on the same road is a payment plan for a building that may still be a gate and a hoarding. Sellers mix them in one “Aerocity rate.” A lower launch price is often a price for waiting, and for taking the builder’s date.
What you can know on the day you pay
- Resale: the flat, the society’s upkeep, the night noise, and whether the seller’s loan is still on the property.
- Launch: the plan, the RERA date, the land title the builder is offering, and how earlier phases of that developer behaved.
- Resale can hide unpaid society dues. A launch can hide a date that has already slipped in the same project.
- Stamp duty and transfer apply to both. GST often applies only while the home is still under construction. Ask which one you are in.
If you will live there this year, start with resale and ready stock. If you can wait and you like a specific new plan, keep the launch, but do not call it cheaper until the wait is priced. SSP can put one of each on the same drive.
