SCO — shop-cum-office — is the commercial format Tricity investors search when they want a shop on the ground and offices above it. Aerocity shows up beside it because Airport Road has real commercial life: hotels, daily traffic, and residents who need retail. An SCO plot is still a plot. You are buying the right to build a specific kind of building, not a rented shop with a lock and a tenant already inside, unless the listing clearly says otherwise.

What you are buying

  • A commercial plot with norms that allow retail at street level and offices on upper floors.
  • Frontage and road, which decide whether a brand will even visit.
  • A build you still have to design, approve and pay for — unless you are buying a finished SCO.
  • A location inside a block. Two SCOs one turn apart can have completely different footfall.

How serious buyers underwrite it

Ignore the line “assured rent.” Write four lines instead: land cost, construction cost, time until a tenant can fit out, and a rent you have seen on a comparable occupied SCO — not a projection on a PDF. Vacancy of even a few months changes the yield more than a small difference in the land rate. Ground-floor retail usually carries the income. Upper office floors can sit empty longer, especially if the street is still becoming a market.

Questions that separate a site from a slogan

  1. Is the road a destination, or only a way to somewhere else?
  2. How many similar SCOs are unsold or vacant within a short walk?
  3. What floors are included, and is parking real or theoretical?
  4. Who pays for the façade and the services that a retail tenant will demand?
  5. Can you transfer, mortgage and lease under the current title?

Who an Aerocity SCO fits

It fits an investor who can fund construction or buy a finished bay, wait for leasing, and visit the street more than once. It is a poor fit if you need rent from month one, or if this is money you might need back within a year. Residential 3 BHKs are easier to explain to a bank and to the next buyer. SCOs can pay more when leased well, and they can sit silent when the street was over-promised.
