What “GMADA approved” actually changes

GMADA — the Greater Mohali Area Development Authority — plans sectors, acquires land and allots plots under its own schemes. A GMADA plot is not the same product as a plot inside a privately licensed colony, even when both are “approved” in casual conversation. The layout, the authority you deal with for dues, and the document you hold (allotment letter, conveyance, or in some airport-city pockets a letter of intent) are different. If a listing only says “GMADA approved” and cannot show which scheme and which document, treat that as the first red flag, not a selling point.

Mixing these in one price comparison is how people overpay. A park-facing plot in an inhabited Aerocity block and a paper position in a later Aerotropolis pocket can both be described as “GMADA near the airport.” They are not substitutes.

How to read a 2026 price

Two numbers travel together in every meeting. The collector or authority base rate is a regulatory benchmark used for allotment maths and registration. Market reports through 2025–26 described resets in the region of ₹55,000 per sq. yd. for several prime GMADA corridors, including parts of Aerocity, IT City and Eco City. The second number is the open-market ask. Resale regularly sits above the base rate, and a corner, a wider road or a finished neighbourhood can move it again.

  • Ask the rate per sq. yd. and the all-in number, including preferred location, corner and any transfer charges.
  • Separate authority allotment price from a broker’s resale ask. They answer different questions.
  • Size changes the buyer, not just the cheque. 100–150 sq. yd. is a different product from 250–500 sq. yd.
  • A low rate on a plot with unclear approach roads is not a bargain. It is a different asset.

  1. Scheme name, plot number and whether the seller is the allottee or a further buyer.
  2. Dues to GMADA: instalments, enhancement, and whether transfer is currently allowed.
  3. Physical visit: road width, waterlogging, high-tension lines, and what is actually built around the plot.
  4. Use: residential permission versus any assumption that you can open a shop later.
  5. A lawyer’s read of the chain, not a WhatsApp screenshot of a challan.
