Aerotropolis is not a single township you can drive this weekend. Here is a careful reading of pockets, letters of intent, and what not to confuse with Aerocity.

Aerotropolis is GMADA’s airport-city plan: a large, phased territory near Chandigarh International Airport, bigger than the Aerocity blocks many families already visit. Search interest is high because the word sounds like the next Aerocity. It is not a synonym. Some pockets have an active secondary-market conversation. Others are still in acquisition and are not a product you can treat as a weekend plot visit.
What people mean by an LOI
In this market, a letter of intent is widely described as GMADA’s document to an allottee confirming a preferential right to a plot in the scheme. Secondary buyers sometimes purchase that position before a full conveyance and before a finished street exists. You are stepping into someone else’s place in a process. That can be legitimate, and it can also be a piece of paper with dues, disputes or a pocket that is not as tradable as the seller claims. A property lawyer should read it. A reel should not.
Why pocket letters matter
Independent trackers in early October 2026 were quoting indicative secondary-market residential LOI bands — not GMADA allotment prices — roughly like this: Pocket A around ₹50,000–₹57,000 per sq. yd., Pocket B around ₹40,000–₹43,000, Pocket C around ₹38,000–₹41,000, and Pocket D around ₹37,000–₹40,000, with commercial talk higher in each. Later pockets have been described as acquisition-stage, where there may be no proper resale market at all. If your seller cannot name the pocket and show why it is transferable today, stop.
Checklist before any token
- Pocket, plot size and whether GMADA currently allows transfer of this position.
- All dues, and who pays the next instalment or enhancement.
- What you will own today versus what you hope to own after possession.
- A written view from your lawyer and, if you need a loan, from a lender who has seen this scheme before.
- A reason you want Aerotropolis rather than a finished Aerocity or Eco City plot. “It is cheaper per yard” is not a reason until the risks are priced.

Is Aerotropolis the same as Aerocity?
No. Aerocity is the better-known residential township already in use. Aerotropolis is a larger, phased GMADA airport city. Some of it is a secondary LOI market; some of it is not a market yet.
Should a first-time homebuyer buy an Aerotropolis LOI?
Usually no. A first home should be a place you can understand, finance and, if needed, live in on a human timeline. LOI positions are a specialist hold.
