How to buy property in Mohali safely: RERA, GMADA papers and a token you will not regret

Most regrets we hear about Mohali property start the same way: a token paid to “hold the rate,” and the documents read afterwards. The market is busy. Aerocity launches, IT City options, Eco City resale and commercial offers all create urgency. Urgency is a sales tool. It is not a due-diligence method. This is the order we prefer.

1. Write the use in one line

Self-use within two years, a rental, a plot to build later, or a shop. If the line takes a paragraph of “and also appreciation and also my cousin might…,” you do not have a brief yet. SSP Realty will help you cut it down. A clear use removes half the listings immediately, which is progress.

2. If it is a project, find it on RERA

For builder apartments and plotted projects that need registration, search the Punjab RERA portal with the project name and promoter, not with the marketing brand alone. Read the registered completion window, the inventory type, and whether the tower or phase you were shown is the one that is registered. A RERA number on a hoarding still has to match the unit.

3. If it is GMADA, name the scheme

  • Scheme, sector or pocket, plot number, size.
  • Whether the paper is an allotment, a conveyance, or an LOI-style position.
  • Dues and whether transfer is permitted now.
  • A physical match between the number on the paper and the ground.

4. Only then talk about the token

  1. Pay through a banking trail, against a receipt that names the unit.
  2. Know exactly what is refundable if a document fails.
  3. Do not sign a one-sided “expression of interest” you have not read, even if the window is “only till Sunday.”
  4. Keep construction or possession risk in the payment plan, not entirely in your first cheque.
  5. If anyone refuses a lawyer’s look, that is the information you needed.

Is RERA mandatory for every property in Mohali?

Promoter projects that fall under the Act should be registered. A resale of an already conveyed GMADA plot is a different path and still needs title checks. Ask which regime your deal sits in before you compare it with a RERA project.

What documents should I collect for a GMADA plot?

Identity of the seller, the authority paper (allotment, LOI or conveyance), payment receipts, a statement of pending dues, and the transfer permission if the rules require it. Your lawyer should set the final list for that scheme.

Can I book on a site visit the same day?

You can, and many people do. You should not feel obliged to. A serious plot or home will survive a two-day document check. Ask the seller to put the hold terms in writing if a short pause is the issue.
