Larger plots in established Eco City phases are a multi-crore conversation. Anyone quoting a single “Eco City rate” without size, facing and phase is averaging away the only facts that matter. Collector-rate talk for New Chandigarh’s Eco City belt has sat in the same prime-corridor discussion as other GMADA residential areas — a base, not the resale ask.

Connectivity, without the poetry

New Chandigarh’s case is access back into Chandigarh and the wider Tricity, plus a residential plan that is calmer than a commercial highway. Drive it to the school, the hospital and the workplace you actually use. A pretty sector that adds forty minutes each way is a weekend home, not a primary one, and it should be priced that way.

When waiting is the smarter buy

  • If the scheme is still “expected,” register interest with a consultant, but do not pay a private party for a plot number that does not exist.
  • If you need possession or a house within two years, look at resale in a phase where people already live.
  • If your budget is a compact flat, do not force a plot maths that only works if you also fund construction.
