Most NRI searches for Mohali are really three questions: can someone I trust stand on the plot, can the money go through a bank, and will the house be usable when I land. Aerocity answers the third question more often than a new sector does, because the airport and a lived-in township are already there. A cheaper file in a later pocket answers none of them until a relative has walked it.

How the money and the visit usually work

  • Pay through a banking channel you can explain later. A cash token arranged by a cousin is the deal most families regret.
  • Decide who holds originals and who has a power of attorney, and let your lawyer draft that, not the seller.
  • One site visit by you, or by someone who will send you a walk-through video of the road, the drain and the facing, is not optional.
  • Ask for the seller’s identity, the authority paper and the dues statement before the flight, not at the site office.

Can an NRI buy a GMADA plot in Mohali?

Non-residents do buy in Aerocity, IT City and New Chandigarh, subject to banking and title rules. The hard part is the visit and who signs. It is not a special discounted inventory.

Is Aerocity better than a new sector for an NRI?

Often yes if someone in the family will live there or you want a finished neighbourhood near the airport. A new sector can be right if you are holding land and a relative will supervise. Those are different risks.

Should I book on a video call?

You can shortlist on a call. Do not pay a token until a named person has seen the unit or plot and you have the document list in writing.
