GMADA plot transfer and dues: what has to be clear before the token

The plot number is not the file. Transfer permission, instalments and enhancement decide whether you can actually become the owner.

A GMADA plot transfer is the moment the authority’s record starts to carry your name. Buyers often pay a seller first and discover later that instalments, an enhancement, or a transfer window is still open. The rate per square yard did not include that surprise. It rarely does.

Ask for these before a token

  1. Which paper the seller holds: allotment, conveyance, or a letter of intent. They are not the same right.
  2. A dues statement: instalments, enhancement, and any other demand the authority has raised.
  3. Whether transfer is allowed in that scheme right now, and what the transfer charge is.
  4. The chain. The person in the meeting should be the allottee or someone who can show how they bought.
  5. A lawyer’s note on what must happen at GMADA and what must happen at the registrar. Those are two counters.

If the seller wants the token “only to start the file,” the file should already have been started. SSP will sit this list next to the plot number. We will not treat a screenshot of a challan as a dues statement.

Can I buy if transfer is temporarily closed?

You can sign a private understanding. You cannot become the recorded owner until the authority allows it. That gap is the risk. Price it, or wait.

Who pays GMADA dues, buyer or seller?

Whatever the agreement says, as long as both of you knew the number. Get the number first. A surprise demand after the token is how disputes start.

Is an LOI transferred the same way?

No. Read the Aerotropolis note on this site before you treat an LOI as a conveyed plot. The secondary market in that paper is a specialist deal.
