Token money is a hold, not a celebration. In Mohali the amount is whatever the seller demands that day. The useful question is what you receive back if the dues are not clear, if the bank refuses, or if the unit is not the one you stood in. A verbal “we will adjust it” is not a term.
What the note should say
- The exact plot or flat number, tower and size.
- The total price and what the token is adjusted against.
- The date by which the seller must show dues, title and permission to transfer.
- When the token comes back if those papers fail, and when it does not.
- Who received the money, into which account, and the receipt.
Do not transfer to a personal account you cannot connect to the seller. Do not sign a one-sided expression of interest in the site office because the rate “closes tonight.” A clean flat or plot is still there on Tuesday.

There is no normal that protects you. A small token with a clear refund rule is safer than a large one paid in cash to “block the rate.”

Only if the writing says so, and only in the cases it lists. Assume it is not refundable if the receipt is silent.
Can the builder forfeit the token if my loan fails?
Some agreements try to. Read that line before you pay. If the loan was always part of the plan, the note should not treat a bank refusal as your breach.
