Stamp duty in Mohali is a Punjab schedule, not a broker’s round number. For years the state has charged stamp duty at different rates when the deed is in a man’s name, a woman’s name, or a joint name, and then added a registration fee and a social infrastructure cess. The bill is worked on the higher of the agreement value and the collector rate for that exact pocket. A “discount” that is only on paper, with a lower amount written in the deed, is not a saving. It is a problem at the registrar and later, if you sell.
What to put in the budget
- Stamp duty according to whose name is on the deed.
- Registration fee. On large sale deeds this fee has often been capped, so it is not always a flat percentage of a luxury price.
- Any cess the current Punjab schedule adds on top.
- GMADA or society transfer charges, which are separate from stamp duty.
- Unpaid instalments, enhancement, or maintenance the seller hopes you will ignore.

Is stamp duty lower if the flat is in a woman’s name?
Punjab has for a long time charged a lower stamp duty when a woman is the sole buyer than when a man is. Joint ownership sits between them. Confirm the current percentages before you decide whose name to use. Do not change the name only to save duty if that person will not actually own the house.
Do I pay duty on the collector rate or on my agreement?
On whichever is higher. A side understanding that the real price is higher than the deed is a risk, not a discount.
Are transfer charges the same as stamp duty?
No. GMADA, a private developer, or a society can charge for transfer as well. Ask for both numbers.
